SR167 Project Entailed A Full Exterior Repaint Of Two Buildings' Walls, Doors And Awnings

SR167 Commercial Exterior Painting Project: On-Time, Done Right, And Delivering Value

Choose Armadillo Painting for commercial projects where communication and quality matter.

In the Summer of 2025, a commercial property manager contacted Armadillo Painting to paint the exteriors of two logistics warehouse buildings totaling over 590,000 square feet, located in Sumner, WA.

We start every project by understanding the customers’ needs. By taking the time to listen, we learn what will make the project a success for our clients.

For some painting companies, the scale of the project alone could be daunting. One could see these buildings from space. The project would require speed and precision with mechanical lifts, experience in painting graphics, and the ability to create a consistent finish across large spaces.

Additionally, the painter would need to mobilize within two weeks and communicate the schedule with an active business tenant. The building owner needed the building refreshed and properly sealed to increase occupancy and extend the life of the building. In total, three key aspects of the project emerged:

  • A tight schedule to complete the project in the optimal painting season
  • Maintaining quality to satisfy the customer’s goals of protecting the building and refreshing the exterior
  • Tenant communication to ensure the tenant businesses could fully operate while the project was being completed.

Fortunately, our crew boasts a successful resume in all the above. On our commercial painting projects, timelines are key to preventing trade stacking and cost overruns. On our multifamily repaint projects, communication and quality rule as our clients live on-site. Armadillo Painting has over 20 years of painting experience, and SR167 suited our strengths well. However, to make our client’s schedule work and properly protect the surface, we turned to Sherwin-Williams Loxon XP.

Sherwin-Williams Loxon XP Waterproofing Masonry Coating allows experienced painters to apply a single coat of up to 18.5 mils wet (18.5 one-thousandths of an inch). At over 3 times the thickness compared to the typical house paint of 5 mils, this provides significantly more weather protection. This was important for SR167 because the buildings have no overhangs to stop rainfall, so the building envelope needs strong weather protection against wind-driven rain.

However, paint – even the best paint – is nothing without preparation. To that end, our team identified cracked sealant joints for replacement. We also patched damaged areas and primed them appropriately to prevent water intrusion. We then pressure-washed the building, ensuring a sound surface for painting.

Combining frequent updates and clear communication with an eye for quality work, our crew capitalized on good weather and delivered the project on time, done right, and without leaving the client in the dark. If that does not deliver value, we do not know what does.

Transforming A Community Space: Newport Hills Swim And Tennis Club

Armadillo Painting loves when a commercial painting project connects us back to the places that shaped who we are. Our recent work at the Newport Hills Swim and Tennis Club (NHSTC) was just that – this is the very swim club where our owner grew up swimming. Over the years, NHSTC has been a cornerstone of the community, hosting everything from swim meets to family celebrations. But its banquet hall and weight room had not been updated in three decades.

When the club reached out to us, their goal was clear: refresh and modernize the space to increase rental value and ensure it continues to be a strong revenue generator for the community.

The Challenge

  • The banquet hall, a hub for parties and events, felt dated and worn down after 30 years without updates.
  • The weight room needed a durable solution that could withstand heavy use and moisture from workouts.
  • The beautiful wooden beams in the banquet hall needed careful preservation while updating the surrounding brackets for a more modern look.

Armadillo Painting’s Process

Every painting project deserves attention to detail, and this one had special meaning to us. Here is how we approached it:

Surface Preparation

Clean and repair walls to create a smooth, paint-ready foundation.

Detail Work

  • Carefully mask off all the wooden beams in the banquet hall to protect their natural finish.
  • Paint the brackets for a crisp, updated contrast.

Product Choice

  • For the weight room, select a washable, moisture-resistant paint to handle the humidity and daily traffic.
  • Across the project, use Sherwin-Williams ProMar® 200 Zero VOC, a trusted commercial-grade paint known for its excellent durability, low odor, and environmentally friendly formula.

Why the Right Paint Matters For Newport Hills Swim and Tennis Club

Choosing the right paint is not just about color, it is about function and longevity. In a space like the weight room, moisture-resistant paints make it easier to keep walls clean and fresh. For event spaces like the banquet hall, ProMar 200’s professional-grade coverage and low odor ensured that the update was not only beautiful but also healthier for staff and guests.

The Outcome

The Newport Hills Swim and Tennis Club’s transformation was immediate. The banquet hall now feels bright, modern, and inviting – ready to host celebrations that match the energy of the community. The weight room not only looks refreshed but is built to withstand years of use thanks to the right product selection.

By updating these spaces, NHSTC is positioned to increase its rental rates and strengthen its role as a revenue-generating community hub.

Commercial Painters Conduct Exterior Fall Painting From A Swing Stage - Downtown Seattle

Fall Painting Guide

As summer winds down and cooler weather sets in, many homeowners and property managers start thinking about freshening up their spaces. Fall is an excellent time to schedule a painting project – but fall painting also comes with unique considerations. From fluctuating temperatures to shorter daylight hours, preparing properly can make all the difference in getting a smooth, durable finish.

This guide will help you understand why fall is a great painting season and what steps you can take to ensure success.

Why Paint In The Fall?

Painting in the fall offers several advantages compared to peak summer or winter months:

  • Mild Temperatures: Paint adheres best when the weather is neither too hot nor too cold. Fall’s moderate climate is ideal.
  • Less Humidity: Drier air helps paint dry evenly and reduces the risk of bubbling or streaking.
  • End-of-Year Refresh: Fresh walls make your home or business look polished before the holiday season.

How To Prepare For A Fall Painting Project

Check The Weather Forecast

  • Exterior painting requires temperatures above 50°F for most products, with no rain in the immediate forecast.
  • For interior projects, be mindful of ventilation as windows might need to stay open during drying.

Choose The Right Paint

  • Select paints and primers formulated for low temperatures when planning outdoor work.
  • For interiors, consider washable finishes to handle extra traffic during holiday gatherings.

Schedule Your Painting Project Early

  • Shorter days mean fewer working hours for exterior crews. Booking in advance ensures you complete your project before winter weather arrives.

Prepare The Space

  • Trim back plants near exterior walls.
  • Move outdoor furniture and cover landscaping.
  • For interiors, declutter and protect floors and furnishings with drop cloths.

Work With Painting Professionals

  • Professional painters know how to adjust techniques for fall conditions, ensuring proper adhesion and long-lasting results.

Common Questions About Fall Painting

Can you paint outside when it is cold?

Yes, many modern paints are designed for use in cooler temperatures. Paint when the forecast stays consistently above 50°F for the best results.

Is fall better for interior or exterior painting?

You can paint indoors and outdoors in the fall. Interiors often take priority because cooler weather naturally draws us indoors.

Armadillo Painting’s 2025 Community Project: A Fresh Coat For Treehouse For Kids

This year, we are proud to announce our 2025 community project winner: Treehouse for Kids.

Two of Armadillo Painting’s core values are Customer Matters and Excellence; giving back is built into who we are. Each year, we commit to completing at least one community painting project, completely free of charge, to support the people and organizations that make our community a better place to live.

Now in its 4th year, our annual Community Project initiative invites our customers to nominate a neighbor or a nonprofit in need of a refresh. Whether it is someone going through a tough time or an organization that serves others every day, we aim to give a little brightness back through the power of paint.

About Treehouse For Kids

Treehouse is a Washington-based nonprofit focused on ensuring youth in foster care have the opportunities and support they need to thrive – academically, emotionally, and socially. Their work is truly transformative, helping youth graduate from high school at rates higher than the general population.

One of Treehouse’s standout programs is the Treehouse Store – a welcoming space where youth experiencing foster care can shop for clothing, toys, school supplies, and other essentials, all at no cost. It is a place filled with dignity, empowerment, and joy, not just for the kids who shop there, but for the donors and volunteers who make it all possible.

This year, we have chosen Treehouse to help refresh the area where they conduct donor tours: a behind-the-scenes space where supporters get to see the impact of their generosity in real time.

The Project: Painting a Space That Inspires

The space had seen a lot of love… and a lot of wear. Scuffed walls, dinged-up trim, and high-traffic doorways needed attention. Our Armadillo Painting team stepped in to:

  • Prep and repair worn wall surfaces
  • Repaint high-traffic walls and hallways
  • Refresh door trims and interior doors with durable, high-quality finishes.

Why Paint Matters – Especially Here

A fresh coat of paint might seem simple, but it is powerful. It can brighten a space, lift the mood, and create a more polished and professional impression; especially important when welcoming donors who want to see their contributions in action.

Just as important as the aesthetics is the functionality of the product we use. Every room has a purpose, and every purpose has a paint solution. In this case, we selected a durable, scrubbable paint designed to withstand the high foot traffic and activity that comes with daily tours and community engagement.

The Outcome

The result? A refreshed, welcoming space that can handle the daily activity it sees. The upgraded paint products not only look great, but they will stand the test of time, helping Treehouse focus on what they do best: supporting youth in foster care.

Let Us Paint With Purpose, Together

If you know a person or organization that could benefit from our annual community project, we want to hear from you! And if your own space is due for a refresh, call us at (425) 641-5465 or contact us online today to schedule a free estimate with the Armadillo Painting team.

Together, we are making Washington more colorful one project at a time.

How Long Does Paint Take to Dry and Cure

How Long Does Paint Take to Dry and Cure?

Ah, the timeless art of painting. From breathing new life into a weary room to providing armor against nature’s whims for outdoor surfaces, painting is one of the most common and transformative home improvement projects one can undertake.

And yet, regardless of your expertise level or the scope of your project, there is at least one question that seems to baffle both novices and seasoned DIYers alike: How long does paint take to dry and cure?

But, why all the confusion? Well, as it turns out, it’s not merely a matter of patience. There are so many factors that affect the drying and curing times of paint.

The Importance of Knowing Dry and Cure Times

Knowing the difference between drying and curing times is the secret to avoiding a tacky situation – and we don’t just mean figuratively. While most of us are quick to applaud ourselves once the last coat of paint is up, the truth is, the paint is not ready for its standing ovation… just yet.

A fully cured surface withstands cleaning, moving furniture against it, and the enthusiastic “wall testers” we call children, all without leaving a mark or—heaven forbid—peeling away.

With that, here’s what you need to understand about the drying and curing phase.

The Drying Phase

When we talk about paint drying, we’re referring to the evaporation process where the paint loses its solvent. For oil-based paints, this means bidding farewell to the oil, and for water-based varieties, waving goodbye to water, resulting in a layer that feels dry to the touch.

Having said that, this phase is actually misleading. While it might seem ready for action, the paint, much like a teenager, is still not quite set for the real world. It’s dry but not durable, adhered but not strong.

Factors Affecting Drying Time

Type of Paint

Water-based paints, because of their composition, are generally favored for their rapid drying and low VOC (Volatile Organic Compounds) emissions, which make them a safer choice for indoor use. Oil-based paints, though they demand a more considerable wait, have a resilience tailor-made for high-traffic zones, such as doors and trims, where quality can’t afford to fall prey to wear and tear.

Application Thickness

Thinner coats dry more quickly and uniformly, reducing the risk of dips and sags. They are also less likely to crack during the drying process. Thicker coats, on the other hand, may seem like a time-saver because they offer coverage with fewer applications, but they can extend drying time and may lead to issues if not thoroughly dried before additional layers are added.

Environment

The drying phase doesn’t operate in a bubble–environmental conditions can either speed up the process or place it squarely in limbo. High humidity is a notorious culprit in extending drying windows, hampering the evaporation essential for a solid set. Your optimal painting climate is a trifecta of warmth, dryness, and ventilation. Stray too cold, and you’re inadvertently slowing progress; too warm, and you may unwittingly invite a patchy cure.

Typical Drying Times

Water-based Latex Paints

For those facing a busy schedule yet aiming to knock the project out of the park, water-based latex paints are your go-to solution. Efficiently dry to the touch in about an hour, these paints allow you to dive headfirst into the second layer after a mere 4-hour wait. This swift turnaround is a game changer for projects with tight deadlines or when speed is of the essence, such as refreshing your office’s walls and ceilings.

Oil-based Paints

For those projects where durability takes the front seat, and the pace can afford to slow down, oil-based paints assert their worth. They take a more leisurely 6-8 hours to dry to the touch, with a full day recommended before starting the second coat. In scenarios where quality can’t grind to a halt and the brunt of heavy use is anticipated, this type of paint truly goes the distance.

The Curing Phase

While the drying phase is the sprint, the curing phase is the marathon in the world of paint application. It’s here that paint truly comes into its own, developing the toughness and resilience that will see it through everything from the scuffs of daily life to the more intense challenges of furniture and human traffic.

During this phase, paint transitions from a dry surface to one with fully developed properties of hardness, durability, and scratch resistance. In oil-based paints, this involves oxidation and solvent evaporation, which leads to a strong, durable film. Water-based latex paints rely on the complete evaporation of water, which allows the acrylic polymers to coalesce into a unified, solid film.

Factors Influencing Curing Time

Type of Paint

Oil-based paints typically require more time to cure than water-based paints because of their complex chemistry and the slower evaporation of solvents.

Environmental Conditions

Ideal conditions include moderate temperatures and low humidity to enable faster and more consistent curing. Like in the drying phase, extreme conditions, either too hot or too cold, can hinder the process and lead to longer curing times.

Typical Curing Times

Latex Paints

Known for their quick-drying properties, latex paints also boast relatively fast curing times, typically achieving a full cure within 21 to 30 days. This makes them a popular choice for those seeking both efficiency and durability.

Oil-Based Paints

With their superior finish and toughness, oil-based paints demand patience, often requiring 30 days or more to fully cure. Nevertheless, the wait yields a robust surface suited for high-traffic and high-contact areas.

Wrapping It Up

Patience is indeed a virtue when it comes to painting. While a paint job might feel complete once the paint is dry to the touch, the reality is that the curing process takes much longer. Adhering to the manufacturer’s guidelines and allowing paint to fully dry and cure will ensure the best possible outcome for your painting project, ensuring both longevity and aesthetic appeal.

In painting, as in many aspects of life, good things come to those who wait.

The Best Types of Exterior Paint You Should Know About

The Best Types of Exterior Paint You Should Know About

With so many different types of exterior paint on the market, choosing the right one for your commercial property can be overwhelming. We will explore some of the most popular options to help you make an informed decision for your next commercial painting needs. But before we dive into types, let’s understand exterior paints in general.

Understanding Exterior Paint Types

Exterior paints are specially formulated to withstand the harsh effects of weather, including sunlight, rain, snow, and extreme temperatures. They typically come in two main bases:

  • Water-based (latex or acrylic): This is the most popular choice for exterior painting due to its ease of application, cleanup, and quick drying time. Acrylic paints, a type of latex paint, offer excellent durability, mildew resistance, and come in a wide variety of colors.
  • Oil-based: While oil-based paints provide superior durability and a smooth finish, they are more expensive, have a strong odor, and require mineral spirits for cleanup. Additionally, they take longer to dry and may not be environmentally friendly.

Choosing the Right Exterior Paint for Your Needs

Here’s a breakdown of some popular exterior paint types to help you decide which is best for your project:

  • Acrylic Latex Paint: This is the most versatile and user-friendly exterior paint option. It offers excellent durability, adhesion, and resistance to fading, mildew, and cracking. Acrylic latex paints are also easy to apply and clean up with soap and water. They are a great choice for most surfaces and climates.
  • Alkyd Paint: Alkyd paints offer a good balance between the durability of oil-based paints and the ease of use of latex paints. They are ideal for high-traffic areas, trim, and doors because of their tough, enamel-like finish. However, alkyd paints can have a strong odor and require mineral spirits for cleanup.
  • Stucco Paint: Specifically designed for stucco surfaces, this paint provides excellent breathability, which allows moisture vapor to escape and prevents trapped moisture that can lead to mold growth. Stucco paint is typically acrylic latex paint with added binders for better adhesion.
  • Masonry Paint: This paint is formulated for brick, concrete, and other masonry surfaces. It is highly durable and resistant to moisture penetration, mildew, and efflorescence (the migration of salts to the surface). Masonry paint is also breathable, allowing moisture vapor to escape and preventing cracking.
  • Elastomeric Paint: This type of paint is known for its flexibility, making it ideal for surfaces that expand and contract with temperature changes, such as stucco and wood siding. Elastomeric paint can bridge small cracks and prevent them from growing larger.

Additional Factors to Consider When Choosing Exterior Paint

1. Finish

Exterior paints come in various finishes, including flat, satin, semi-gloss, and gloss. Flat finishes hide imperfections well but are more prone to dirt accumulation. Gloss finishes are easier to clean but show imperfections more easily. Satin and semi-gloss finishes offer a good balance between durability, cleanability, and hiding imperfections.

2. Climate

Consider your local climate when choosing exterior paint. For hot and humid climates, mildew-resistant paint is essential. In colder climates, a paint that can withstand freezing temperatures is necessary.

3. Surface Material

Different surfaces require specific types of paint. Ensure you choose a paint compatible with the material of your building’s exterior, such as stucco, wood siding, brick, or masonry.

By understanding the different types of exterior paint and considering the factors mentioned above, you can choose the right paint for your project that will protect your commercial building and enhance its beauty for years to come.

How Often Should You Paint Your Building

How Often Should You Paint Your Building?

As a property owner, maintaining the authentic appearance and structural integrity of your building is essential for preserving its value and curb appeal. A crucial aspect of property maintenance is repainting the exterior, but how often should you undertake this task? In this comprehensive guide, we’ll delve into the various factors that influence the frequency of repainting your building and provide practical tips to secure its longevity and aesthetic appeal.

Understanding the Factors That Decide the Frequency of Painting Your Building

Let’s understand the factors that will help you answer: How often should you paint your building? In a region like Seattle, Washington, where weather conditions can vary greatly throughout the year, various factors contribute to the decision to repaint your building. Here are the major factors,

Climate

Seattle’s climate is characterized by mild, wet winters and dry, warm summers. The frequent rainfall and high humidity levels can accelerate paint deterioration, leading to peeling, fading, and mold growth. Additionally, exposure to UV rays during the summer months can cause paint to fade more quickly. Therefore, buildings in Seattle may require more frequent repainting compared to those in drier climates.

Building Materials

The type of material used in your building’s exterior also influences its painting schedule. For example, wood siding may require more frequent repainting than vinyl or brick due to its susceptibility to moisture damage and wood rot. Regular maintenance, such as caulking and sealing, can help extend the durability of the paint job and prevent premature deterioration.

Environmental Exposure

Buildings located in the coastal areas near Seattle or busy urban centers may be exposed to higher levels of pollution, salt spray, and other environmental contaminants. These factors can accelerate paint degradation and necessitate more frequent repainting. Additionally, buildings situated in shaded areas may be more vulnerable to mold and mildew growth, requiring periodic cleaning and repainting to maintain a fresh appearance.

How Often Should You Paint Your Building?

Considering these factors, how often should you paint your building? While there is no one-size-fits-all answer, a general answer is to repaint the exterior every 5-10 years. However, it’s essential to inspect your building regularly for signs of paint deterioration and address any issues promptly to prevent further damage.

3 Signs That You Should Repaint Your Building

However, if you’re still confused about painting a building again, here are the factors that will help you to decide.

  • Peeling, Cracking, and Blistering: If you ever find the corners of your building cracking, peeling, or blistering. These are obvious signs of paint failure and necessitate immediate attention.
  • Fading and Chalking: Fading and chalking are secondary factors that prove that painting your building should be considered. While not urgent, these indicate the paint’s protective properties are diminishing.
  • Mold or Mildew Growth: Visible growth of mold and mildew poses health risks and requires prompt action, often followed by repainting.

The benefits of coatings for commercial buildings are numerous. Enhanced appearance is one key advantage, as coatings can give a fresh and modern look to interior walls and exterior surfaces. Additionally, coatings protect against environmental damage by acting as a barrier against factors such as UV rays, moisture, and extreme temperatures. This helps prevent premature deterioration, ensuring the building remains structurally sound for years. Moreover, coatings can enhance the durability of surfaces, making them more resistant to wear, abrasion, and chemical damage, especially in high-traffic areas.

Paint Sealers

Similarly, sealers provide stain resistance by creating a barrier against oil, grease, and chemicals, making cleaning and maintaining the building’s appearance easier. Sealers also protect against moisture, preventing water intrusion and safeguarding the building from damage. Additionally, they enhance durability by increasing resistance to wear, abrasion, and impact, particularly in high-traffic areas. Ultimately, sealers help extend the lifespan of building surfaces, leading to long-term cost savings by reducing the need for frequent repairs or replacements.

Types of Coatings for Commercial Buildings

  • Interior Coating: Interior coatings are specifically designed for surfaces inside commercial buildings. These coatings are formulated to withstand the wear and tear of high foot-traffic areas while providing a visually appealing finish.
  • Elastomeric Coatings: Elastomeric coatings are highly flexible and can expand and contract with the building’s substrate. This makes them ideal for areas prone to cracking, such as stucco, concrete, and masonry. Elastomeric coatings provide excellent waterproofing and weatherproofing properties, ensuring that your building remains protected against water intrusion and moisture damage.
  • Dry Fall Paint: Dry fall paint is a specialized coating typically used on ceilings and interior walls of commercial buildings. It is formulated to dry quickly and fall to the ground as dust during application, minimizing the need for extensive cleanup. Dry fall paint is commonly used in warehouses, industrial buildings, and retail establishments.
  • Concrete Sealers: Concrete surfaces, such as floors, driveways, and sidewalks, require special protection to prevent staining, cracking, and deterioration. Concrete sealers are specifically designed to penetrate the porous surface of concrete and create a protective barrier. They help to prevent water penetration, resist staining from oils and chemicals, and enhance the durability of the concrete.
  • Anti-Graffiti Coatings: Graffiti can be a nuisance for commercial buildings, negatively impacting their appearance and requiring costly removal. Anti-graffiti coatings offer a solution by providing a protective barrier that makes removing graffiti without damaging the underlying surface easier. These coatings can be applied to various materials, including metal, concrete, and wood.

Factors to Consider When Choosing a Coating

Durability and Longevity

One of the primary factors to consider when choosing a coating is its durability and longevity. The coating should withstand the specific environmental conditions of your location, such as extreme heat, cold, humidity, or salt exposure. Additionally, it should have good resistance to abrasion, chemicals, and UV rays to ensure a long-lasting finish.

Aesthetics

The appearance of your building is an important consideration when selecting a coating. Whether you prefer a vibrant and eye-catching color or a more neutral and professional look, the coating should be able to meet your aesthetic requirements. Consider factors such as color options, finish types (e.g., matte, satin, glossy), and the ability to match existing color schemes.

Environmental Considerations

Environmental factors play a significant role in the selection of coatings for commercial buildings. Consider the ecological impact of the coating, such as its VOC (volatile organic compounds) content. Low VOC coatings are more environmentally friendly and improve indoor air quality. Additionally, consider whether the coating is resistant to mold, mildew, and other biological growth.

The Cost of Commercial Exterior Painting

The Cost of Commercial Exterior Painting

When it comes to enhancing the appearance of a commercial property, one of the most impactful and cost-effective solutions is a fresh coat of paint. However, understanding the cost involved might be worthwhile before embarking on a commercial exterior painting project. In this comprehensive guide, we will break down the factors that determine the cost of commercial exterior painting, provide average price ranges, and offer tips on saving costs without compromising quality.

Factors Affecting the Cost of A Commercial Exterior Painting Project

1. Size and Complexity of the Project

The size and complexity of the project play a role in determining the cost of commercial exterior painting since larger properties require more time, labor, and materials, resulting in higher costs. Additionally, complex projects that involve hard-to-reach areas, extensive surface repairs, or textured walls may require specialized equipment and expertise, which adds to the overall expense.

2. Quality of Paint and Materials

The cost of a commercial paint job also depends on the quality of the paint type for the project. High-quality paint has many benefits, like better coverage and durability, so it’s best to determine what type of paint is best used for commercial buildings. However, high-quality paint usually means a higher price point (although higher prices don’t always mean better-quality paint). Additionally, specialized coatings or finishes, such as waterproof or moisture-repelling options, may incur additional costs.

3. Labor Hours and Rates

Labor is a significant component of the overall expense of commercial exterior painting costs. Experienced painters are skilled at delivering efficient and high-quality results, meaning experienced companies usually have higher rates for finishing paint. The number of labor hours required depends on factors such as the size of the project, surface preparation needs, and the number of coats required.

4. Additional Preparatory Work

Commercial exterior painting projects, in some cases, may require additional preparatory work, such as power washing, surface repairs, or removing old paint. These additional services can contribute to the overall cost but are important for maintaining a long-lasting and professional finish.

5. Season and Working Hours

The timing of your commercial exterior painting project can also impact the cost. Peak seasons, such as the summer months, may result in higher prices due to increased demand and weather conditions. Extreme temperatures or rainy seasons can affect the quality and efficiency of the paint job, potentially adding to the overall cost. Consider scheduling the project during non-peak seasons or when the weather is favorable to save on costs potentially.

Tips to Save on Costs

While maintaining high-quality results is crucial, there are several strategies you can employ to save on the cost of your commercial exterior painting project:

  1. Plan for Off-Peak Seasons: Scheduling your project during non-peak seasons can often result in lower labor rates and increased availability of painting contractors.
  2. Consider Multiple Bids: Seeking multiple bids from reputable painting contractors can help you compare prices and find the most competitive offer. However, be cautious of unusually low bids, which may indicate subpar quality or hidden costs.
  3. Opt for Regular Maintenance: Regularly maintaining your commercial property by addressing minor touch-ups and repairs can help prevent more extensive and costly painting projects in the future.
  4. Prioritize Surface Preparation: Proper surface preparation is key to achieving a long-lasting and professional finish. Investing in thorough surface cleaning, repairs, and priming can help extend the longevity of your paint job, reducing the need for frequent repainting.
  5. Communicate Your Needs: Communicate your requirements and budget to the painting contractor. A reputable contractor will work with you to find cost-effective solutions that meet your expectations.

Conclusion

Understanding the cost of commercial exterior painting is essential for planning and budgeting your property improvement projects. You can estimate costs more accurately by considering project size, paint quality, labor hours, and additional preparatory work. Remember to consider cost-saving tips to make sure you get the right value for your exterior paint job for the right price. Signs Your Commercial Building is Ready for a Repaint

Signs Your Commercial Building Needs Professional Repainting Services

How Regular Repainting Protects Your Commercial Building’s Value

Regular maintenance of your commercial building’s paint isn’t just about aesthetics—it’s a crucial investment that protects property value. A fresh, well-maintained exterior creates positive first impressions while serving as a protective barrier against environmental damage. By establishing a consistent repainting schedule (typically every 5-7 years), commercial building owners can identify structural issues early, avoid costly repairs, and maintain higher property valuations. Proactive paint maintenance demonstrates responsible ownership that can positively impact everything from tenant retention to insurance premiums.

Paint Color Fading in Commercial Buildings

Commercial building maintenance includes regularly assessing paint condition. One of the most evident signs that your commercial building is ready for a repaint is when the once vibrant paint color starts fading. This fading can be attributed to various factors. Prolonged exposure to sunlight is a common culprit. The ultraviolet rays can break down the color pigments in the paint, causing it to lose its initial luster and vibrancy. The daily operations within your commercial premises can also help with this fading. Scuffing, staining, and general wear and tear can deteriorate the paintwork. In such instances, a fresh coat of paint can revitalize your interior, giving your commercial property a new and refreshing look.

Peeling or Cracking Paint on Commercial Building Surfaces

Peeling or cracking paint indicates that your commercial building needs a repaint. This issue can arise due to moisture build-up, lack of proper surface preparation before painting, or low-quality paint products. Peeling and cracking paint looks unsightly and exposes your walls to further damage. If left unattended, this issue can lead to more significant problems, such as mold growth, which can be hazardous to your health and others within the building. A repaint will help seal any cracks or gaps in your paintwork, preventing moisture from seeping in and causing further damage.

Stains and Marks Affecting Your Building’s Appearance

Over time, the walls of a commercial building can accumulate stains, scuffs, and marks, creating an impression of negligence and decay. This could be due to many reasons, such as accidental spills, furniture movement, or even general high-traffic use. These markings can be stubborn and challenging to clean off thoroughly, lowering your interior space’s aesthetic appeal and making it look unkempt and unprofessional. When standard cleaning techniques fail to remove these blemishes, it’s an unmistakable sign that your interior requires repainting. A fresh, vibrant coat of paint can effectively conceal these stubborn marks and rejuvenate the overall ambiance of your commercial property.

Mold and Mildew

In commercial buildings located in areas with high humidity or frequent water exposure, mold and mildew are clear indicators that your commercial building requires an interior repaint. These fungal infestations appear as dark, fuzzy spots on wall surfaces, compromising your commercial property’s aesthetic appeal and structural integrity. Mold and mildew thrive in moist conditions, and their presence can indicate an underlying moisture problem that needs to be addressed. Ignoring this sign can damage your building’s interior, including wall damage and paint discoloration, not to mention the health effects it has on people in your building. It’s essential to respond to this issue by applying a fresh coat of paint and identifying and fixing the root cause of the moisture build-up. This dual-pronged approach ensures a long-lasting solution that preserves the appearance and health of your commercial space.

Outdated Paint Style and Appearance

Interior design trends change over time, and if your current paint color or style feels outdated, it might be time for an interior repaint. An old-fashioned or dull paint choice can negatively impact the perception of your commercial space. Whether it’s a color palette that’s out of touch with modern trends or a paint finish that appears dated, an interior repaint can be the perfect solution. By selecting a fresh coat of paint with current design trends in mind, you can instantly modernize your commercial space and make it more appealing to clients, tenants, or customers.

Change In Usage or Branding

When your commercial building undergoes a change in usage or your business rebrands, an interior repaint is essential to align your commercial building’s aesthetic with your new direction.  The color, style, and condition of your paintwork play a significant role in setting the atmosphere of a space and communicating your brand values and identity. If your company is transitioning or spaces within your premises are being repurposed, the interior should be repainted to reflect these changes. A fresh coat of paint can effectively realign the aesthetics of your space with your new use or brand identity, ensuring that the interior of your commercial building provides a visual representation of your business’s current state and objectives.

Entrusting your commercial repainting project to a reputable painting company comes with many benefits.
